Your payment, plus upkeep, minus the money that comes back to you, compared with your rent.
Property tax, homeowners insurance, mortgage insurance, upkeep, and seller-paid closing costs are estimated for you. See how we do the math below.
What you own outright: the home's value minus what you still owe.
Your payment includes property tax (0.6% of price) and insurance (0.4% of price). Each payment also pays down principal. That money isn't spent; it becomes your ownership stake. We use the average principal paid across your first year.
If your home gains value, that gain is yours. We apply your growth rate to the home's full market value. This is an estimate, not a promise: values can rise slowly, stall, or fall, so try a few rates.
Mortgage interest and property taxes are deductible only if itemized deductions beat the standard deduction ($16,100 single, $32,200 married filing jointly, $24,150 head of household for 2026). We count only the amount above it, assuming a single filer in the 22% bracket.
Renters call the landlord. Owners pay for repairs. We add a yearly allowance of 1% of value so the comparison stays fair.
Your down payment and out-of-pocket closing costs could earn interest in the bank instead (we assume 4%). We add those lost earnings back as a cost of owning.
The multi-year comparison subtracts 6% selling costs, then compares your net cost of owning with the total rent you'd pay, including yearly increases.
For estimation purposes only. These calculators provide general estimates and are not a loan approval, commitment to lend, or an offer for a specific rate or product. Actual payments, rates, and terms depend on your full application, credit profile, property, and current market conditions. Figures shown do not include all costs. The True Cost vs. Rent estimate depends entirely on the assumptions entered: home values can go down as well as up, past appreciation does not predict future results, purchase discounts and seller-paid closing costs depend on the property and negotiation and are not guaranteed, and tax benefits depend on your individual situation (consult a tax professional).
